NEGOTIATIONS with three individual buyers have begun after one of Victoria’s largest pioneer homesteads was passed in at auction.

Whitford, Newtown, agent Tony Young said the Mount Rothwell homestead passed in without a bid, but it was only moments after the agents were in talks with three separate buyers that had come forward with offers that would satisfy the sellers.

“None could bid under auction conditions,” Mr Young said.

Another four potential buyers in the crowd had also come up with offers, but not to the point where the sellers we’re willing to talk.

The bluestone homestead was constructed in 1873.

The historic homestead was built in 1873 and has a sizeable land component of almost 90ha, just outside the Little River township.

The bluestone house, in Italianate style, has 24 rooms; six designated bedrooms and three bathrooms.

The property offers a long list of potential income streams given its large land component and historic nature.

Mr Young said the buyers that are in talks are from Geelong, Werribee and Melbourne, and despite the lack of bidding, believes the auction campaign was successful by setting a deadline and drawing buyers out of the woodwork.

“Most are around the Werribee and Geelong area because the house is centrally located,” he said.

The pioneer home was formerly owned by the Chirnside dynasty, who also owned Werribee mansion.

The homestead was built by Robert Chirnside, whose uncles, Thomas and Andrew Chrinside owned the nearby mansion at Werribee Park.

The current owners of Mount Rothwell purchased the property in 2007 and set about restoring it with consultation from Heritage Victoria.

During the renovation stage the owners were lucky enough to be able to reside in the well-appointed care takers cottage located near the main homestead.

This second dwelling on the property offers a myriad of options to the new owner and is a valuable addition.
