Prestige homes in two of Adelaide’s blue ribbon suburbs were the highest selling properties in South Australia last week, both reaching well over the $1 million mark.
Just a short stroll from Adelaide Oval, a three-bedroom semi-detached cottage on Mackinnon Parade, North Adelaide was the state’s top seller, going for $1.37 million according to CoreLogic.
As such it went slightly higher than North Adelaide’s median house sale price of $975,000.
Advertised by Fox Real Estate as a deceased estate sale, the cottage had a garden and was well maintained, but could arguably benefit from updating.
Its true standout feature was its location on one of Adelaide’s most prestigious streets, overlooking parklands and playing fields.
The second highest seller of the week was an immaculately presented, modernised property, with five bedrooms in the eastern suburb of Kingswood, which is about 6km from the CBD.
The five-bedroom home was sold by Harcourts Williams Luxury Property for $1.13 million, according to CoreLogic.
The home is in the Mitcham Council area, which has a median house sale price of $900,000.
Set on a 710 sqm block it has a large light-filled open plan extension leading out to an alfresco entertaining area. It also has a large external rumpus.
According to the latest CoreLogic property market report, home values in Adelaide have rose 1.7 per cent over the past year.
This is far lower than Sydney’s 11 per cent rise, Melbourne’s 12 per cent and Brisbane’s 4.1 per cent. It is ahead of Perth, where prices dropped 4.5 per cent in the past year.
Adelaide’s median house price is sitting at $443,750 and the median unit price is $348,500.
