A RESIDENTIAL development in Annandale has attracted a range of buyers from the north shore and inner west looking to move into the suburb.
Annadale Place, at 33-53 Nelson St, will feature 21 apartments and seven terrace homes, an offering that CBRE’s Murray Wood said was a rare find.
“There hasn’t been a project of this scale and quality put into Annandale for 25 to 30 years,” Mr Wood said. “It’s all but impossible to buy a new property in Annadale.
“To release this sort of volume into a market which has virtually had no new supply for 30 years — the market has responded and the strength is displayed by the inquiry and purchase levels.”
Mr Wood said a large number of buyers were downsizers from the north shore and inner west with a number of investors also snapping up many of the properties.
The project is offering a mix of one-, two- and three-bedroom units. The highest price paid so far is $2.25 million for a three-bedroom apartment. Already, four of the terrace homes have sold, while all of the one-bedroom units were snapped up.
The remaining two-bedroom apartments have a guide of $1.595m while the three bedrooms have a guide of $1.9m-$2.25m. The remaining terraces are priced at $2.1m-$2.15m.
Mr Wood said the apartments were generously sized, in particular the two-bedroom units which have an average internal size of 100sq m.
“All the apartments have outdoor areas, some have very large balconies,” Mr Wood said.
“The whole object of the design was for the owner-occupier. Every aspect of the design and finish was designed for people to be living there and enjoy it.”
Designed by DKO Architecture, the project will feature man-made and natural stone finishes, timber joinery and Corian marble bathrooms.
Many of the apartments also include basement car spaces.
