A FRANKSTON house has delivered an almost $200,000 windfall to a vendor who owned it for just 16 months.

The four-bedroom property at 50 Towerhill Rd recorded a $185,000 price hike between sales, CoreLogic records show.

It fetched $755,000 at a recent auction to land the owner an unexpected bonus, Ray White Frankston agent Andrew Condon said.

They had paid $570,000 for the 623sq m property in March 2016 and updated it to live there.

“But they recently bought a property through us and will be upgrading to something bigger in Frankston South,” Mr Condon said.

The auction drew three bidders, all from out of the area, comprising two investors and an owner-occupier.

“Two of the buyers pushed the price beyond the $720,000 reserve and an investor from Dandenong is the new owner,” Mr Condon added.

The buyer had turned up at the house on the day and inspected it just prior the July 15 auction.

“$750,000 would have been a dream result for the vendors and to get $755,000 was a surprise to them,” Mr Condon said.

“The result shows the strong demand for well-presented homes in Frankston.”

The property combines modern comfort with old world charm and was sought after for its position, he added.

It is adjacent to Frankston High School and features a north-facing patio, front and rear gardens, open-plan interiors, open fireplace plus a veranda.
