The NSW Government is set to sell its former Motor Registry site in the tightly held Inner West suburb of Five Dock, just 7km west of the Sydney CBD.

Savills Australia is handling the divestment of the government asset as the former Motor Registry was made redundant with the roll out of the new format NSW Service Centres.

Located at 1 Ramsay Road, the 1,970.70sq m site comprises a large corner parcel of land, which is highly accessible to both public transport and road infrastructure with excellent development upside (STCA). Parts of the site remain undeveloped but the 372sq m of Net Lettable Area from the existing two storey brick building may be capable of accommodating substantial additional floor space (STCA).

The non-heritage site has an 8.5 metre height limit, allowing for a prestigious development and is for sale exclusively through Neil Cooke, Stuart Cox and Johnathon Broome of Savills Australia.

According to Neil Cooke, Director of Residential Site Sales at Savills, the property is currently leased to WestConnex for use as office accommodation and parking for a three year term expiring 31 December 2019 at a rental of $150,000 per annum net plus GST.

“1 Ramsay Road, Five Dock represents a unique opportunity to acquire a rare Inner West parcel of improved level land with excellent development upside (STCA) situated within close proximity to the Sydney CBD, local retail and transport amenities.” For buyers wishing to redevelop the site in the short term, the lease in place includes a three month break clause.

“The site boasts expansive street frontages of 26.65 metres along Ramsay Road and 73.69 metres along Henley Marine Drive and the surrounding developments comprise predominantly low density detached residential accommodation made up mostly of single storey dwellings,” he said.

Five Dock offers a cosmopolitan lifestyle with an abundance of parks, foreshores and cafes located within close proximity to the site and the trendy cosmopolitan retail strip that runs along Great North Road features a large format Coles and is only a short 400 metre walk from the site. Birkenhead Point Outlet Centre, University of Technology Sydney, University of Sydney as well as a number of both primary and high schools are also within close proximity.

The City of Canada Bay and in particular Five Dock is also home to over 38 kilometres of foreshore running tracks and over 150 parks and reserves which cater for local families and weekend warriors on one of their many famous running circuits such as ‘The Bay Run’.

According to Stuart Cox, Director of Residential Site Sales at Savills, “Future Five Dock residents are set to benefit from the multi-billion dollar WestConnex Project, which will connect the western suburbs to the Western Harbour Tunnel, Beaches Link and Sydney Airport via Sydney Gateway and is expected to be completed by 2023.”

“The Inner West light rail which runs from Dulwich Hill through to Central Station, with Marion being the closest stop to the site, takes only 30 minutes travel time to reach Central Station,” he continued.
