A LANDMARK Caulfield North house has hit the market after gaining temporary heritage protection, which disrupted its owner’s plans to demolish it and develop the site.

The modernist Lind House at 450 Dandenong Rd has a price guide of $2.1-$2.2 million and has already attracted interest from homebuyers planning on restoring it, Rodney Morley selling agent Rochelle Butt says.

It comes as a bid to earn permanent state heritage status for the residence hit a snag.

Heritage Victoria executive director Steven Avery released a report late last week recommending the house — which was designed by popular mid-century architect Anatol Kagan in 1956 and built in 1959 — not be included in the Victorian Heritage Register.

Russian-born architect Anatol Kagan designed the house in 1956.

Mr Avery wrote that the house did “not possess the cultural heritage values, qualities or rarity” to make it worthy of state significance.

But he said it could still possess local significance as a “reasonably intact example of a purpose-built and well-appointed house designed by a … European-trained émigré architect working in 1950s Melbourne”.

The five-bedroom house was last purchased for $2.105 million in July 2016 by a developer who planned to build eight townhouses on its 842.6sq m block.

It had no heritage overlay at the time, but its possible destruction prompted modernist architecture advocates to launch a call to arms to save it.

Glen Eira council sought — and was granted — interim protection for the house from Planning Minister Richard Wynne, which is in place until July 31 next year.

The developer selling the property had intended to demolish the house and build eight townhouses in its place.

Selling agency Rodney Morely said homebuyers were already eyeing the landmark house, which needs a fair bit of work.

The council then set about seeking permanent heritage protection on both a local and state level for the residence’s exterior and, in a rare move, internal features including its distinctive built-in timber shelving.

Glen Eira mayor Mary Delahunty said the council would make a submission objecting to Mr Avery’s assessment of the house, and push on with its plans to obtain local heritage overlay.

That process will begin in mid-October and include a public notification period.

Ms Delahunty said the council had already received calls from people interested in buying the property, which hit the market late last week: “It would be wonderful if the house could find someone who’s fallen in love with it as it is and will seek to protect it.”

Ms Butt said she too had taken calls from young families interested in turning Lind House into their home.

“It’s not in great condition. It probably needs a new kitchen,” she said.

“It’s going to be a homebuyer (who purchases it). We’re not pitching it to developers.”

Ms Butt said the Section 32 document that would be provided to potential buyers clearly stated that house was subject to interim heritage controls.

The developer-owner was selling because he had other projects in the pipeline and “changed his mind” about this one, she said.

Lind House is being sold via an expressions of interest campaign, closing on October 27.
