WHILE a burst of spring sunshine brought large crowds out to auctions across Melbourne today, numerous properties were passed in as buyers failed to bid.

Almost a third of of the properties taken to auction this week failed to sell, with Melbourne recording a preliminary clearance rate of 65.36 per cent, according to CoreLogic.

In Blackburn, a four-bedroom period beauty on a 778sq m block at 47 Main St was passed in at auction on a vendor bid of $1.55 million.

Woodards auctioneer Cameron Way described the 1927 california bungalow as a beautiful family home with room for an extension or pool.

Post-auction negotiations with a prospective buyer are ongoing and the agents are hopeful of a successful outcome in the next day or two.

Despite interest from two parties, a four-bedroom townhouse at 1/4 Vine St also passed in on a vendor bid of $950,000.

An offer of $978,000 after the auction was rejected by the vendor.

The property is now on the market for $990,000-$1.010 million.

Harcourts agent Joyce Spinelly said a good crowd attended the auction, including two interested parties who did not bid.

The property had attracted owner-occupiers from the eastern suburbs because of its proximity to the train station.

It was a similar fate for 1950s four-bedroom weatherboard house at 9 Larch St.

The property, which was treaured by the vendors for 35 years, was passed in and is now on the market for $1.399 million.

RT Edgar agent and auctioneer Brett Vanderwert said the house had been renovated and extended over the years.

He said the streetscape had changed dramatically with modern developments and the land values in the suburb were soaring.
