It was one of 1563 auctions scheduled in Melbourne this week. CoreLogic recorded a preliminary clearance rate of 65 per cent.

Three bidders competed for a tiny mobile home, which sold under the hammer for $56,000.
Phillip Webb auctioneer Mitchal Towns believed the auction was a first for the country.
“As far as I know it’s the first time a tiny house trailer home has been auctioned in Australia,” he said.
Mr Towns said tiny homes were the biggest thing in real estate at present and a great low-cost living concept.
“Only about 14.4sq m in size, the house is not much larger than the average hotel room or student accommodation,” he said.
Mr Towns said there had been phenomenal interest in the pint-sized homes because of their affordability, flexibility and mobility.
But it wasn’t all smooth sailing at auctions this week with numerous passing in.
Advantage Property Consulting Frank Valentic said most of the auctions his team attended passed in and negotiating were on going for some properties.
Best-selling author James Phelan and his opera singer wife Nicola Wallace’s converted warehouse in Richmond failed to sell under the hammer.
Jellis Craig, Richmond, auctioneer Elliot Gill said three bidders competed for the property at 103/1 Margaret St but it was passed in at $1.2 million.
He said it sold shortly after for the reserve of $1.24 million to a woman wanting to the two-bedroom apartment in the former textiles building as her city base.
Negotiations are still ongoing for a stunning church conversion in Moonee Ponds.
Abercromby’s, Armadale, agent Jeff Gole said 1 Hudson St passed in at a vendor bid of $2.5 million.
He said since two offers, one at $2.6 million and another of $2.65 million had been made.
Mr Gole said it was close to selling.
Meanwhile on the peninsula, a high-end property with bay views sold for $1.75 million, after passing in for $1.675 million.
Mr Valentic said 48 Tower Hill Rd only attracted one bidder, a downsizer who planned to use it as a holiday house and potentially a retirement home in time.
