Tenants have been secured for the two remaining office spaces in Carlow House located at 289 Flinders Lane Melbourne, bringing the property to capacity after a competitive leasing campaign.

Humanscale will move into suite two on level eight, while Cargo Advisor will move into suite three on level four.

Alissa Woods and Charlie Betts of Savills Office Leasing negotiated the two two-year lease terms on behalf of Fivex at $660 – $730 gross per square metre.

Mr Betts said the campaign had received strong enquiry from creative and corporate tenants.

“The art deco character of the building, with high, exposed ceilings and abundant natural light, was popular among creative businesses but more corporate companies were attracted to the central Flinders Lane location, ultimately making for a varied tenancy mix,” he said.

Ms Woods said pent-up demand for A Grade office space in Melbourne’s CBD was fuelling strong enquiry for B Grade stock.

“The primary office market is seeing high demand, increasing rents and tightening incentives but we are also seeing this trend filtering through to the secondary market, with strong demand due to falling vacancy rates,” Ms Woods said.
