Eleven houses in Sydney’s northern suburbs, which have hit the market as one expansive development site, are being offered for sale by the receivers of Jin Lian Group Proprietary Limited.
The 7,842sq m allotment in Carlingford, encompassing 19-23 Post Office Street, 2-8A Donald Street, 6-10 Tanderra Avenue and 10 Paul Place, has development application (DA) approval for 120 apartments.
Receivers Barry Kogan and Katherine Sozou, of McGrathNicol, have appointed Savills Australia’s Tom Tuxworth, Nick Tuxworth and Johnathon Broome to manage the expressions-of-interest campaign in conjunction with Colliers International’s Matthew Meynell, Steam Leung and Joseph Lin.
Mr Tuxworth said the team was expecting offers from local owner-builders with in-depth knowledge of the local market, as well as interest from established interstate and international developers looking to add to their existing pipeline of work.
“This site represents an opportunity to acquire a premium DA-approved project within one of Sydney’s fastest-growing suburbs,” he said.
“Through a redevelopment of the site, upper-level apartments will benefit from surrounding district views to the north and south, and Blue Mountains views to the west.”
Mr Meynell said he was confident in the depth of suitable buyers in the market.
“We have just returned from China, Hong Kong and Macau with Joseph Lin with a number of new mandates from new entrants, who have a keen interest in development sites located near new infrastructure and rail transport,” he said.
The 11 single and double-storey residential dwellings sit on separate titles and provide four street frontages. They are zoned R4 High Density Residential under the Parramatta Local Environment Plan 2014, and can incorporate a height limit of 16 metres.
“Demolition of the existing dwellings has been approved, with a construction of three residential buildings comprising 120 one, two and three bedroom units to go in their place,” Mr Tuxworth said.
The development will also include two levels of basement car parking with 239 spaces.
Mr Broome said the current DA approval lent itself to additional gross floor area via a section 96, subject to council approval.
“The permit-approved site doesn’t fully utilise the complying gross floor area available under the development controls,” he said.
Mr Broome went on to say that the property’s location was a key selling point.
“Carlingford has evolved into one of Sydney’s most desirable suburbs to live, with growth expected to continue in the short to medium term, as the area benefits from significant government capital investment works,” he said.
“Located within the Carlingford precinct, the site is within walking distance of all of the major amenities the suburb has to offer, including the Carlingford Court Shopping Centre, railway station, James Ruse Agricultural High School and Carlingford Public School.
