An Employment Services company seeking to relocate their head office has signed a five year lease of a Maroochydore property that ticks all the right boxes.
Peter Capps and Will Carman of Savills Sunshine Coast facilitated the deal on behalf of APM Employment Services, with the lease at The George worth approximately $87,133 net per annum plus GST for the first year.
The lease of the 228sq m ground floor tenancy comes with three options of two years, after APM issued a brief with their market requirements to Savills who provided various suitable options.
“APM looked at features mainly surrounding disability access, so the new build was very appealing to them.
“They also leant heavily on the ability for their clients to access Centrelink which is located directly opposite this tenancy,” Mr Capps said.
At the time of the deal, the building located at 4 Maud Street was nearing practical completion, having been constructed by RCQ and developed by Glen Garrick.
The Lessor provided the base build as part of the incentive for the Lessee, and this was completed in conjunction with the RCQ build.
“The Maroochydore requirement came through after Peter and I negotiated a deal for their new premise in Gympie, we were able to able to facilitate the Maroochydore leasing deal in an off-market position.
“The lease rate of $382 per square meter net indicates strong confidence within the central Maroochydore area, and in addition to this, The George is also within walking distance to the much anticipated ‘SunCentral’,” Mr Carman said.
APM Employment Services are expected to take occupation on 6 June 2018, with the fit-out nearing completion with the last touches being installed on 1 June 2018.
