A property for sale near Ballarat is offering buyers the chance to do just that — and an idyllic lifestyle to boot.

A vineyard, popular winery, Edwardian homestead, pine plantation and tennis court are all part of the property on the market at 76 Quoin Hill Rd, Waubra.

The 18.6ha property, 20 minutes from Ballarat and 90 minutes from Melbourne, is for sale with a price guide of $1.6-$1.7 million.

Quoin Hill Vineyard and Winery has 3.2ha of vines, a winery, cafe and function venue.

Buxton Ballarat agent Jarrod Cloke said the popular business in the Pyrenees wine region had attracted international attention since hitting the market last month.

“We’ve had everyone from local, to interstate, to overseas buyers,” he said.

“It’s a fantastic opportunity for someone.

“It’s a great property — it would be ideal for a small business, but also for someone who’d like to perhaps retire and have a go at their own wine production.

Mr Cloke said the business had three appealing elements: a winery with all the facilities to produce, a popular function centre that hosted weddings, and a cafe operating on weekends.

The owners had been at the property for around 30 years. They turned a 100-year-old chaff mill and stables into the popular venue, which can seat 120, and planted the vines and an 8ha plantation of mature pine trees.

They also restored the original homestead. The circa-1906 home has four bedrooms, a formal living and dining room with an open fireplace, and charming traditional features including leadlight windows, polished floorboards and soaring 4-metre ceilings. An open kitchen and meals area, and large living zone are to the rear.

A tennis court is outdoors, and the scenic setting is another highlight.

“It’s beautiful — it does sit up high and it’s quite undulating and you can see across the valley,” Mr Cloke said.

He said the owners had loved the lifestyle on the property and were now looking do downsize.

The property’s vines include Pinot Noir, Shiraz, Tempranillo, plus Chardonnay and Pinot Grigio. Quoin Hill has won medals for its Shiraz and Chardonnay.
