A well-established medical facility within the Moreton Bay Region has transacted for $2.4 million to Renew Vision, a company that runs medical and hospital facilities in the area.
Executive of Commercial Sales at Savills, Will Carman, brokered the deal of 65 Redcliffe Parade after receiving a high level of enquiry, resulting in 12 formal offers to purchase.
The 453sq m building, which occupies 1,000sq m of premium waterfront land, will be partially occupied by Moreton Eye Group in a 160sq m tenancy.
“They previously leased space at 47 Redcliffe Parade, and have made the strategic move into the tenancy 40 meters along the parade,” Mr Carman said.
Moreton Eye Group currently have three Ophthalmology practices, covering the Moreton Bay and North Brisbane regions, with owner Dr Graham-Hay Smith opening a new day hospital in North Lakes earlier this year.
Dr Graham Hay-Smith said Moreton Eye Group was excited to be part of Redcliffe’s new medical hub, which includes a pharmacy and a GP.
“We’ve been part of the Redcliffe community since the early 1980s, but we didn’t need the hospital space at the old clinic.
“We’re proud to be part of this new medical hub – it means we can remain in a central location in the heart of Redcliffe, and continue to provide our patients with high quality eye care close to home,” Dr Hay-Smith said.
Mr Carman said the Expressions of Interest campaign generated 121 enquiries from international, interstate and local investors.
“The strength of the campaign shows that there is genuine interest in good assets, in good locations, with good tenants,” Mr Carman said.
The Medical complex features 12 meters of street frontage to Redcliffe Parade, plus an additional 17 meters to Sutton Street, making the centre easily accessible to pedestrians as well as motorists.
“The Moreton Bay region is showing great strength with solid interest from nationwide investors.
“The development upside and waterfront location provides huge positives for incoming buyers,” Mr Carman said.
The Redcliffe Parade property offers the capacity for future developments to occur, as it is located within the Redcliffe Seaside Village of the Local Plan.
