Recently refurbished office suites have become available in a centrally located Sydney CBD office tower, providing tenants with the opportunity to relocate to the burgeoning Hunter Street precinct.
AsheMorgan’s purchase of 9 Hunter Street towards the end of 2017 was seen as a key acquisition of a prime sub A Grade property with refurbished amenities, services and lifts, in a location conveniently connected to surrounding retail and entertainment options, with immediate underground links to transport options and Barangaroo.
Liz Braithwaite and Christina Malcolm of Savills Office Leasing, in conjunction with Knight Frank’s Ryan Grace, have been appointed to lease various fitted and non-fitted office suites, ranging from 171sq m to 509sq m in size and priced between $1,050 and $1,100 gross per sqm.
“The quality, modern building is well suited to IT, financial and legal users but the flexibility of the layouts can cater to a variety of other tenants,” Ms Braithwaite said.
Ms Braithwaite said the tower’s location on the southern side of Hunter Street, between George and Pitt streets, along with the connectivity to Martin Place, Circular Quay and Barangaroo, was one of its major attractions.
“Hunter Street is in a 360-degree central location, within the core of the Sydney CBD,” she said.
“Tenants can enjoy the convenience of having some of the best of the city’s amenities within a short walk, including Pitt Street Mall and Westfield Sydney.
“With the upcoming Sydney Light Rail and complete redevelopment of Wynyard Station, the building is poised to take advantage of its position in one of the most up-and-coming areas Sydney has to offer.”
Ms Braithwaite went on to say that the offices available had abundant natural light, modern fit-outs and finishes, and rental levels that “make real economic sense”.
“We do not expect to see space like this last long on the market,” she said.
