If you are like most property buyers in Adelaide, you probably have a budget around the $455,000 mark – that is our citywide median house price according to CoreLogic.
So what can you get in the City of Churches with a budget in the mid fours?
We took a look at houses on the market at that price bracket in different parts of town and have concluded you are spoiled for choice.
Depending where you look, a $450,000-ish budget will get you waterfront apartment living, a unit ripe for renovation, a slick ultra-modern townhouse or a large family house with a pool.
Here’s a look at what’s for sale…
NORTH
Let’s start in Windsor Gardens, which, according to CoreLogic is the only individual suburb in Adelaide that actually has a median of exactly $455,000.
It sits about a 22-minute drive from CBD along North East Road, in the Port Adelaide Enfield Council area.
The suburb, which has recently undergone a lot of rejuvenation, includes many new builds and house and land packages, priced in the mid $400,000s.
This ultra modern three-bedroom home at 9 Albion St, which is full slick white-toned styling, is priced just above the suburb’s median at $465,000 to $495,000.
If offers a separate lounge and an open-plan living/dining/kitchen space that opens to a large pergola in the paved rear yard.
Head further out north, to the Salisbury council area, and you will find this fully-updated and immaculately presented four-bedroom home on a whopping 1284sqm.
Featuring a modernised interior with white walls and floating floors as well as feature pendant lights and a stylish modern kitchen and bathroom, the home is priced at $439,000 to $479,000.
Outside is a large pergola and a massive backyard with established garden beds and plenty of lawn space.

EAST
Head to the prestigious, leafy eastern suburbs with your $455,000 budget and you are basically looking at a two-bedroom unit. It will probably be something of a renovator’s delight, but that is not surprising, given the Burnside council area has a $915,000 median house price, according to CoreLogic.
This unit, which is part of a group of four at 2/6 Glen St, Burnside is being marketed as having great investment potential, and the selling agent suggests it could be upgraded to suit the next owner’s tastes.
It includes reverse-cycle airconditioning, two bedrooms with ceiling fans, a lounge, and a kitchen/dining area. Outside is a courtyard with lawn, paving and a shed.
The home is on the market with LJ Hooker West Lakes/Henley Beach for $440,000 — $460,000.
Head a little further north, to the Campbelltown council area and you will get a bit more bang for your buck. Campbelltown has a median house price of $575,000- nearly half that of Burnside.
The area contains a mix of older 1950s, 60s and 70s homes, along with a host of brand spanking new townhouses. Many townhouses are priced just beyond the mid fours. But this development at 7 New Cut St, Hectorville is priced right at $455,000.
Buy here and you will get three bedrooms, two bathrooms, and an open-plan kitchen/living area opening to a small, low maintenance alfresco space.

SOUTH
Drive 35-ish minutes south of the CBD and you will have no trouble bagging a sizeable, well presented family home with plenty of rear yard space. Think four bedrooms, two bathrooms and multiple living areas.
The Onkaparinga Council area has a median house price of $363,750 according to CoreLogic — so houses around the $455,000 mark tend to be quite impressive.
Set in a neat estate in Woodcroft, this four bedroom home at 15 Mundulla Ave is modern with a traditional frontage that is all iceberg roses and paving.
Inside there is a large, modern black and white-toned kitchen with stainless steel appliances, including a dishwasher. The main bedroom has a walk-in wardrobe and an ensuite. Another highlight is the elegant pitched roof pergola which opens out from an open plan kitchen/living/dining room.

Up the road in Old Reynella, meanwhile, you can have a four-bedroom home on 641sqm if you are willing to spend a little more.
This well-presented four-bedroom home at 61 Devonshire Cres has a large alfresco entertainment space overlooking an in-ground heated saltwater pool.
The home is on the market with Timms Real Estate for $465,000 to $475,000.
WEST
If you are dreaming of living beachside in the heart of the cafe and retail action at Glenelg, here’s good news. It can be done for a mid fours price.
The catch, arguably, is that you will be living in a high-rise apartment complex built some years ago.
But then again, there you will be, just metres back from the beach with direct access to the South Esplanade via a gated front yard.
This two-bedroom apartment at 5/13 South Esplanade, is well presented in white tones and has a modern kitchen, including a dishwasher, as well as a courtyard space.
It is on the market with Belle Property for $450,000.
If you are looking for waterfront living set a little further back from all the beachside action, perhaps this West Lakes unit might suit?
