Long-awaited sales have been notched in Manningham with some of last year’s leftover listings finally securing a buyer.

After spending more than 70 days on the market, a four-bedroom house in Doncaster East sold to a family on Friday, January 18.

The property at 23 Avocet St sold for an undisclosed price, believed to be at the top end of the $950,000-$1.045 million price guide.

It will one day be knocked down to make way for the buyer’s dream home.

Philip Webb Doncaster East agent Robert Groeneveld said the family had future plans to build their dream home on the site.

It will be used as an investment property in the meantime.

“It goes to show homes in prominent school zones always perform well in any market conditions,” Mr Groeneveld said.

He said January had been a busy month with stock that didn’t sell in 2018 changing hands.

“There’s not a lot on the market but huge demand from buyers,” he said.

“We are at equilibrium, the market value and buyers’ expectations have hit the sweet spot and that’s why the market is seeing some good results.”

26-28 Hopetoun Rd, Park Orchards hit the market in November.

It sold for $1.185 million last week.

A deal was penned for a Park Orchards property last week after it hit the market in November last year.

A young family hoping to break into the local market secured the three-bedroom at 26-28 Hopetoun Rd for $1.185 million.

Barry Plant Doncaster East agent Belinda McDiarmid said the sellers were a young family looking to upgrade locally.

“It was a really good result; the buyers out there are motivated and ready to buy,” Ms McDiarmid said.
