Stage One of Coolum’s newest industrial estate, ‘Suncoast Business Park’, has successfully sold out, with demand for quality industrial facilities remaining strong and prompting the immediate release of Stage Two.

Stage Two of Suncoast Business Park will see a further nine lots released through exclusive marketing agent Scott Gardiner of Savills, who said all lots in Stage One were sold prior to completion of the development works.

The lots are located on Quanda Road, directly at the entrance to the thriving Coolum Beach Industrial precinct, and range between 2,151sq m up to 4,614sq m, with prices starting at $393,633 excluding GST.

Savills State Director, Scott Gardiner, said the land at Suncoast Business Park in Coolum is still by far the cheapest on the Sunshine Coast, especially with all lots being flat and ready to build on, with all services connected.

“Buyers will struggle to find land up to 5,000sq m for sale for better value than what is being offered in the Suncoast Business Park,

“Coolum is very well positioned in the market when it comes to price, surrounding amenities and functionality for industry and businesses,” Mr Gardiner said.

Lot numbers five, eight and nine have already been snapped up by buyers, with Lots 17 & 18 on hold to a quality owner occupier.

Mr Gardiner said he is expecting the remaining lots to sell out quickly within the next few months.

“The developer is predicting settlement to occur by April. Therefore there is a great opportunity to purchase off the plan, achieve development approvals, and get started on construction soon after settlement,” Mr Gardiner said.

Suncoast Business Park is centrally positioned, half way between Noosa and Maroochydore, placing it only minutes from the Sunshine Coast Airport.

“The Industrial estate’s positioning is going to be a massive bonus once the airport opens up to international flights.

“The Coolum industrial precinct could be the main industrial and commercial hub for a large number of businesses working off the back of the new international airport,” Mr Gardiner said.

Industrial land is fast becoming a rare commodity on the Sunshine Coast, with areas such as Kunda Park, Kawana, Central Caloundra and Noosa all having limited or no vacant lots available.

“If you can find land within these more sought after areas, you are looking at $300/sq m at least, with all other locations such as Caloundra, and Yandina well over $200/sq m plus GST,

“The Coolum Industrial precinct itself is fast becoming a well sought after location for larger national and local based businesses. It’s one of the precincts where developers can still make a lot of projects work due to the price level of the land,” Mr Gardiner said.
