There are five suburbs on the Gold Coast tipped to have steady price growth in the near future.

HOMEOWNERS in five Gold Coast suburbs are sitting on property gold mines with prices tipped to climb while other across the city plateau.

Broadbeach Waters, Highland Park, Miami, Runaway Bay and Tallai have been identified as the Coast’s hottest growth suburbs by national property analyst Terry Ryder.

Mr Ryder, the founder and director of Hotspotting, revealed the suburbs in his latest Price Predictor Index.

It tracks rising sales in suburbs across the country and identifies the places likely to deliver strong price growth in the near future.

While the Gold Coast was identified as one of the most steady regional markets in Queensland, Mr Ryder said it had fallen short of expectations.

“The post (Commonwealth) Games boost predicted by some has not eventuated on the Gold Coast,” he said.

Broadbeach Waters is tipped to see steady growth in the near future. The property at 3 Nootka Court recently sold for $1.635 million.

“This market was strong from 2015 to 2017 because of the pre-Commonwealth Games construction boom.

“Since then the growth has subsided and we can find only five growth suburbs in Gold Coast city, but 41 suburbs classified as either ‘plateau’ or ‘consistency’ markets and three ‘decline’ markets.”

Burleigh Waters, Carrara and Coomera were identified as declining markets.

REIQ Gold Coast zone chairman Andrew Henderson said the types of properties on offer and asking prices might be causing some suburbs to fall into declining markets.

However, he said properties in rising markets were popular because they were changing.

Runaway Bay is also tipped to grow steadily. The property at 7 Wau Ave recently sold for $1.6 million.

“Broadbeach Waters, I feel that’s been increasing (because of) the amount of new buildings that are being built in the area and a lot of the older ones are disappearing,” he said.

“Miami is very similar.”

He said the Coast’s strong economy, jobs growth and quality infrastructure would help keep the property market alive.

Ray White Broadbeach Waters-Mermaid Waters principal Mitch Palmer said the wave of construction meant there was confidence in the area, but its position was ultimately what attracted buyers.

“When you look at the lifestyle benefits the suburb provides, the big priority for buyers is waterfront living and the beach,” he said.

“That’s where this suburb being so central ticks those boxes.”
