75 Calvert St, Hamlyn Heights, sold for $457,000.

BUYERS making a lifestyle change by relocating to Geelong have swooped on an entry-level priced property in Hamlyn Heights.

The buyers from Melbourne’s south-eastern suburbs waited until two first-home buyers had exhausted each other’s budgets before raising a hand for the three-bedroom weatherboard house at 75 Calvert St.

Harcourts, North Geelong agent Shane King said three bidders contested the property overlooking Hamlyn Park, which sold for $457,000.

“It opened up at $400,000. Two went at it and the buyer came at the latter part once one of the first buyers had dropped out,” Mr King said.

“The buyers are from over in the south eastern suburbs of Melbourne and are relocating to Geelong,” he said.

And bathroom.

“They’ll do a bit of work to it. It’s a change of lifestyle.”

The property had been offered with a $410,000 to $450,000 price guide.

Owners had already done some work to the house, including installing a new kitchen and updating the bathroom of the three-bedroom house.

The property also provided undercover parking for four vehicles in a double carport and double garage on the 553sq m block.

Mr King said most of the interest for the property came from first-home buyers.

“It was a very affordable entry point to Hamlyn Heights with scope to improve the value,” he said.

Mr King said three bidders was a sign of rising confidence in the market.

“New we’re post election there’s a bit more positivity and activity,” he said.
