Part of a former hessian bag factory that “lacked a lot of character” now carries itself well after a dramatic transformation.

Architect Angela Banks and her partner, Joe, renovated and extended the home at 28 Tarrengower St, Yarraville in a bid to maximise the space and create a family home.

After about 15 years, they are selling the property for $1.12-$1.19 million.

Ms Banks said the circa-1880s property was an office or shop connected to a factory that supplied bags for the docks.

She said she loved the challenge of working with a smaller site.

“The home had a rendered brick facade and had been renovated in the 1960s, but it needed a lot of work. The kitchen and bathroom were at the back before we bought it, and the rest of the house certainly lacked a lot of character,” Ms Banks said.

“We kept the front facade and built a whole new house behind it. Maximising the site was the biggest design driver, and my favourite part was (how it) opened onto the backyard.

“It flows from inside to outside, and catered to our family.”

At the front of the converted home is the main bedroom with built-in wardrobes. The entrance leads to the open-plan living domain, with the kitchen and dining room separated from each other by a step and different flooring.

The living room with a gas log fireplace opens to the deck with a kids play area, as well as a neat garden.

Upstairs are two more bedrooms, both with built-in wardrobes, that share a bathroom and versatile retreat room.

Jas Stephens Real Estate — Yarraville agent Tate Moore said the vendor managed to “fit so much into what wasn’t a massive space”.

“It is a very clever design in a location close to the Yarraville village, with a park two doors down,” Mr Moore said.

“There are professional couples looking at it and, with two kids living there fairly comfortably, it’s big enough for a family.”
