No. 29-31 Tupper St, is the largest home in Enmore. Sitting on 977sqm of land, it is more than 100sqm larger than the next largest property.

A derelict six-bedroom property sitting on the largest residential block in Enmore is set for a new chapter after selling for $3.18 million.

It sold at auction for $580,000 above reserve following a flurry of interest in 29-31 Tupper St.

Left to rot for the past decade, the property was bought by a local buyer who plans to redevelop, according to selling agent Harriet France of Sydney Sotheby’s International Realty, who sold the property with Luke Smith from Raine & Horne Commercial.

“We had a lot of interest in the site from homeowners and those looking to develop and invest in the site for other uses,” Ms France said.

The property is not liveable at the moment.

Sitting on 977sqm of prime real estate near Enmore and Stanmore Rds, the Tupper St home is the last of Enmore’s large residential blocks with a house on it and more than 100sqm larger than the next biggest block, according to CoreLogic data. All other residential blocks in Enmore that are larger than 29-31 Tupper St have been converted into apartment blocks.

Ms France said the property is definitely a rare opportunity given its size and attractive inner west location.

It is looking a little worse for wear on the inside.

“A standard block in the area is around 200sqm, so this one is nearly five times the size,” she said.

While the buyer hasn’t revealed their plans for the site, Ms France said they would have to do something given the property is not liveable in its current state.

Surrounded by several apartment blocks, the property has endless potential due to its R1 General Residential Zoning. This permits a freestanding house, but also the ability to build apartments, multi-dwelling housing, semi-detached dwellings and shop top housing up to 14m high if granted council approval.

The gardens also need a little bit of work.

The dilapidated two-storey home was last traded in 2002. The inside has been left to rot with cracked walls, missing ceilings and broken windows, while the outside has overgrown gardens and damaged walls and roof.

The $3.18 million sale is the second highest sale in Enmore, with the $3.8 million sale of 13-17 Edgeware Rd occupying top spot.
