Complete with a flying fox, ruins, oodles of bushland space and a winter creek, this Barossa property is a blank slate for creating family memories.
It comes with a well-preserved off-grid cottage from the 1920s, which has a new deck, a hanging oil lamp and two open fireplaces, one of which includes a pot belly stove.
Sure, there is only one bedroom, but selling agent Sara La Nauze, of Marx Real Estate in Angaston says the next owner of 37 Tableland Rd, St Kitts will probably be more interested in camping than sleeping indoors.

“Basically, this is a lifestyle property – it’s one of those ones people from the city want for the weekend,” Ms La Nauze says.
“We get a lot of people from Adelaide wanting to view something like this. They want to pack up the car and go for the weekend and escape everything.”
Ms La Nauze says there could be potential to extend the cottage to include more bedrooms, subject to council consent.
“That’s what my vendor was going to do but they found a new home,” she says.
But really, much of the property’s appeal lies in its 3.86ha surrounds (about 10 acres), with areas of green open space and plenty of established gum trees.
“I imagine the buyer will invite their friends to camp for the weekend with caravans or tents,” she says. “You can have a bonfire and toast marshmallows and catch tadpoles in the winter creek.”
The property includes a 20m by 6m shed/stable block as well as the atmospheric stone-walled ruins of more stables near the creek.
The cottage meanwhile includes a wide, entertainment deck and veranda as well as the large bedroom and an adjacent living room. A modern bathroom, with a shower is provided to the other side of the deck.
Ms La Nauze says the property is completely self- sustainable, thanks to solar panels and rainwater storage, instead of mains connection. There are also fenced-off spaces that would be ideal for gardens.
St Kitts is a small township just under an hour and a half’s drive from Adelaide and about 15 minutes from Angaston.
The property is being advertised with an asking price of $318,500.
