Lot 11,12,13, 11 West Terrace, Copley could be yours for just $65,000.

It looks like something out of a mid-western movie, but this Copley property was once the hub of a thriving outback town.

Set across four allotments, the 0.51 property at Lot 11,12,13, 11 West Tce, includes six separate shop entries (previously including a famous bakery, hairdresser, gallery, gift and clothes shops), a lockable store room, two homes, and two separate accommodation units.

It also comes with a bargain price tag of just $65,000 and the added bonus for buyers of never having to pay council rates and having to adhere to bylaws.

The catch? The former Ghan Railway town – which sits in the Out of Council Area of SA — is inhabited by just six people and located about 550km north of Adelaide.

On the flip side, former coal mining town Leigh Creek — which includes services such as a school, a police station, a supermarket and a health clinic — is just 5km down the road.

Selling agent Geoff Williams of Flinders Ranges Real Estate Quorn said while the property needed a major makeover, it also offered the opportunity to secure a slice of mining history.

“At its peak, around 400 people would have lived in Copley and Leigh Creek – but that would have been around 20 years ago,” he said.

“Back in the day, Leigh Creek was government run, so people would drive to Copley to go to the pub, get their hair done or buy a nice dress. It was a real happening place and even had a well-known bakery, everyone would go to.

“But now, all that’s here are the ruins of a once thriving town. It’s essentially a ghost town.

“It sad to see these towns disappearing. There’s a lot of history here. History the younger generations will never know about unless we preserve it.”

Mr Williams said the property provided a perfect inland sea-change for buyers seeking a slower paced lifestyle.

“It does need some work but the mains water and electricity are connected,” he said.

“Also, because Copley is in the Out of Council Area, you only pay a $50 fee to the local Progress Association and your emergency levy.

“So there are no council rates or bylaws…which may appeal to some.”
