No.92 Wentworth Street in South Hobart is a rarity in its neighbourhood.
Petrusma Property director Jake Towns said there was an “absolute scarcity” of properties in an affordable price bracket that are also this close to the city.
Jake said the “uplift” opportunity also appealed to buyers.
And boy, did he ever find some buyers.
In two days Jake fielded inquiries from 100 buyer groups, and sold the two-bedroom weatherboard house for far above the listing price.
The property hit the market at “Offers over $395,000” and was sold for $521,000.
CoreLogic figures put South Hobart’s current median house price at $674,000.
Jake said a lot of potential buyers were looking at this home as an opportunity to increase its value with a renovation and some vision.
“They wanted something affordable where they could build their equity and be close to all that the CBD offers, such as shops, schools and cafes,” he said.
“We had assumed that developers would want to buy, bulldoze it and build units.
“But the overwhelming interest was from young homebuyers trying to get a start and get a foot in the door of a great suburb.
“In the end it was a young local buyer who snapped it up.”
This well-positioned property is just minutes’ walk from local cafes, pubs, a pizzeria, the Hobart Rivulet walk, sporting grounds and Cascade Gardens.
