The penthouse at 198 Esplanade, Brighton is on the market with a $8-$8.8 million price guide.

A luxury penthouse that’s bigger than most houses has hit the market with a sky-high price set to challenge Brighton’s record.

The eight-year-old beachfront beauty at 198 Esplanade sprawls over four levels and about 560sq m of internal space, taking up three-quarters of the building it shares with just one other apartment.

CoreLogic records show if the pad achieves its $8-$8.8 million price tag, it’ll surpass the blue chip suburb’s $7.5 million apartment record set in 2015 by 6/21 Birdwood Ave, on the Golden Mile beachfront.

A pool is part of the luxury package …

… along with a top-floor lounge room featuring leather day beds, a terrace and “sunset bar”.

The four-bedroom, five-bathroom Esplanade residence includes a pool, eight-seat cinema, three kitchens, a lift and rooftop “sunset bar”.

Nick Johnstone Real Estate director Nick Johnstone said all this, combined with 180-degree views taking in the bay and city skyline, made the home “the most outstanding penthouse I’ve ever seen”.

“It’s got house-like proportions, and beautiful finishes,” he said.

“We’ve already had some interest from people in our database, (including) families and professional couples.”

The penthouse offers striking bay and city views.

The home also features an eight-seat cinema.

One of the property’s three kitchens.

A four-car garage with remote access and car-wash bay star on the basement level, while the next floor up features a self-contained cabana, alfresco courtyard and a pool.

The living rooms and bedrooms are mostly confined to the first floor, while the top-level lounge room and bar has leather day beds and a terrace where the views truly shine.

The apartment has four bedrooms.

A luxe bathroom.

Not a bad spot to kick back and relax.

The property, which is being sold privately, was designed by esteemed architect Edgard Pirrotta and interior designer Sue Carr.

Brighton had metro Melbourne’s fourth highest median unit sale price in the year to April 30, at $1,042,500, according to CoreLogic’s latest figures.

Coming in ahead of it were Black Rock, Canterbury and Albert Park.
