This park-like property offers an abundance of space

A beautiful tree-lined estate in Dural didn’t last long on the market, selling for $4.1m shortly after passing in at auction.

The picturesque 2ha semirural property, at 32 Derriwong Rd, attracted four registered bidders when it was put up for sale with negotiations continuing for 48 hours with one of the parties that misssed out.

Agent Joel Green from Guardian Realty said while it didn’t sell under the hammer it was a quick sale for an acreage property spending just five weeks on the market.

The estate fetched almost $1m more than when it was last sold off market in January 2015 for $3.12m.

“The owners had basically sat on the property and had done some improvement to the outside area — not too much — so they have certainly reaped the rewards of the market,” Mr Green said.

“The trees had been planted around 30 years ago and so it really felt like a park and had a really warm feel to it.

“It offers absolute privacy with three of the boundaries completely screened from neighbours and road — once you are on there it feels like you are on a sanctuary.”

There is potential to retain the existing four bedroom residence and build a new home for dual-occupancy, subject to Council permission. Plans had been designed for a new dwelling but not yet been submitted for approval.

The original residence, however, has been recently updated throughout including a massive kitchen with gas cooking and enormous stone island bench.

The downstairs master bedroom would appeal to anyone who loves their heels – with the storage including a massive shoe cupboard with glass doors. It also has a walk-in wardrobe and its own ensuite.

Mr Green said the buyer is from Sydney’s Inner West and was looking to make a treechange to The Hills. The family now intends on building a new home on the property. It is just a two minute drive to Round Corner Village and close to private schools such as Hills Grammar and Redfield College.

“The sale was really land value — although the buyer will be able to live in the house while they build,” Mr Green said.

The sale is the second to fetch in excess of $4m in the suburb in the past fortnight. Also selling was 14 Carters Rd which sold for $4.3m.
