One is a modern synthetic surface and the other a Wimbledon-style grass lawn.
But proximity to the water and the views they offer mean two Portsea properties with tennis courts have very different price hopes.
Seeking $4.25-$4.5 million is cliffside 3686 Point Nepean Rd on 911sq m and it is possibly Victoria’s most expensive vacant residential block with a tennis court.

It does come with a small tennis pavilion that could remain when a new dream home is built on the block, listing agent Ilze Moran of RT Edgar Portsea said.
The suburb is among the state’s most expensive, with a median house price of $2.18 million in the year to April from 40 sales, CoreLogic data shows.
The agency also listed a larger 2416sq m block with a lawn tennis court at 15 MacGregor Ave.
This block, although easily accessible to the water, is further inland on the other side of Point Nepean Rd and hence its much lower $2.65-$2.85 million price guide.
“There are no cliffside properties in Portsea available and land such as 3686 Point Nepean Rd is rare and don’t come up at all,” Ms Moran said.
“It will be sold and a buyer will probably build a new home in a great location with north-facing aspects and views towards Shelly Beach.”
As for the smaller block size, “not everyone wants a large block and you cannot buy anything cliffside here for less than $8 million”, she added.
The block was purchased by the owners of adjoining No. 3684 who then built the tennis court and a pavilion or cottage with a mezzanine level.
It has been subdivided and since listed, has attracted a “reasonable amount of interest”, Ms Moran said.
Meanwhile, 15 MacGregor Ave has been long held by one family and offers the opportunity to build the ultimate coastal home or weekender on a generous allotment.
It will have room for a pool and tennis court and is privately set in a no-through lane.
The last Portsea land sale was in May with 25 Wildcoast Rd changing hands for an undisclosed sum. The 2816sq m block had price hopes of $1.5 million.
