North Gosford home described as ‘absolute dump’ one of cheapest listings on the Central Coast.

Described in the ad listing as ‘The Block — Central Coast’s best buy’, the selling agent for this home at 23A Range Rd, North Gosford has said that the house was an ‘absolute dump’, but a great bargain for first home buyers looking to get into the market.

One of the cheapest houses on offer on the Central Coast, it is likely to be the most affordable in the southern region.

Selling agent Matthew Ellis from George Brand Avoca Beach said that basically everything needed fixing.

The property is not what you would call ‘turnkey’.

Mr Ellis said it was liveable, but you “wouldn’t want to live in it”.

“It’s liveable, but you wouldn’t want to live in it. You could probably do a cheap overall reno for maybe $50,000. Which is great value for a first homebuyer,” he said.

“I sold a nice two-bedroom unit in the same area for around $400,000 and I know that I would much rather be in a freestanding house. It’s what a lot of first home buyers are searching for.”

The two-bedroom home includes a north facing front yard and a level backyard ‘ready for the

backyard blitz team’.

On a fully fenced block with gate access and a double carport, the property is nestled at the back of a battle axe block, so is hidden from the busy main road.

“I guess you could call it a hidden dump,” Mr Ellis said.

Across the road from North Gosford Private Hospital and 1km to Gosford train station, the location is seriously convenient.

Mr Ellis said that he had received quite a bit of investor interest because of potential opportunity to add townhouses to the front of the block.

Reno projects are extremely popular on the Central Coast.

For example a ‘dilapidated dump’ in Terrigal sold at auction last year for a whopping $200,000 above reserve.

This dilapidated property at 46 Willoughby Rd, Terrigal sold for $200k over reserve.

This Avoca Beach reno project was also a popular listing.

The property at 46 Willoughby Rd came with leaky ceilings and a cigarette infused scent, but that didn’t stop buyers coming out in droves.

Mr Ellis said that his most popular listing of all time was a reno project at 13 Chapman Cres, Avoca, which sold for $714,500, which was well above asking price.

It was one of the top searched properties on all of NSW on realestate.com.
