Professionals and young families are among the first buyers to a boutique development in Sunnybank.
Auriance Gardens is currently under construction at 371 Beenleigh Rd, and will include 27 townhouses priced from $520,000.
Sales agent Gary Gaurav, of Ray White Aspley, said the three and four-bedoom townhouses were due for completion around the end of November.

Buyers have mainly been owner-occupiers and included couples, young families, and the parents of international students.
Mr Gaurav said location and amenity were among the major drawcards of the project, along with the small-scale size of the development and its bespoke design.
“Sunnybank is one of the high-end suburbs on the southside,” he said.
“It’s not too far from the city and is close to everything, with freeway access to both the CBD and Gold Coast.
“There’s also a childcare centre around the corner from Auriance Gardens, and the location is based near good schools and educational institutions.”
Developed by JAM Group, Auriance Gardens offers two-storey townhouses with three bedrooms or three-storey townhouses with four bedrooms plus a media room.
“The four-bedroom terrace homes are quite unique,” Mr Gaurav said. “They span three storeys, which is very rare, with the ground floor accommodating the garage, media room and powder room, while the middle floor has the kitchen, living area and spare bedroom, and upstairs there is the master bedroom and additional rooms.”
Townhouses start at $520,000.
