Price Expectation Report

THREE Tasmanian regions have recorded Australia’s highest rates of above-expectation home sale results.

On the back its research, RateMyAgent has declared Tasmania the “happiest” state in the country.

RateMyAgent’s new Price Expectation Report – with more than 17,000 respondents who sold a property in the June quarter – ranked Hobart at number one followed by South-East Tasmania at two and Central Tasmania at number three.

Launceston also joined the list at number six.

RMA chief executive Mark Armstrong said while Melbourne and Sydney usually hogged the headlines, the Tasmanian market was “a rock star” this quarter.

“Vendor happiness has shot up with Tasmania holding the top three regions nationally,” he said.

“Hobart is sitting pretty, pushed on by a surge of interest from interstate buyers and low interest rates.

“Nice profits and fast sales make for happy vendors, every time.”

Lindisfarne homeowners Tracey and Paul Griggs were inundated with potential buyers when their historic Koluri Court property hit the market last month.

Mr Griggs said there were nearly 30 couples at the first open home and they had offers on the table to consider that evening.

Although the offers were all in the right price range, he said the eventual buyer of their property came along a few days later.

“He was based in Melbourne but has Tassie ties and was looking to move back here,” Mr Griggs said.

“He flew in to see the house, got his partner on FaceTime so that she could see the house too and then they put in the strongest offer.”

The Griggs’ property in Koluri Court, Lindisfarne.

Mrs Griggs said they were happy to have achieved a price above what their home was initially listed at and equally happy that a family will be moving into their large, 1880s-built house.

“Over the past 12 years we have restored this grand old lady and brought her back to life,” she said.

“I don’t think we would ever have moved from here if an exciting new opportunity to build right by the water in Seven Mile Beach had not come along by chance.”

Petrusma Property sales manager David McLeod said the sale at Koluri Court was a great result for an incredible property.

“Both buyer and seller are justifiably over the moon,” he said.

“We had strong interest from local and interstate buyers with three genuine written offers well above advertised price in the first two weeks.

“It was a credit to the owners, their meticulous presentation in the lead up to our marketing campaign as well as years of maintenance and renovation work which all paid dividends.”

Mr McLeod said exceeding expectations — in terms of sale price — was generally related to market conditions.

“This RMA report is in line with the median house price changes that we have seen in Hobart,” he said.

“While the market continues to show positive growth, we would expect to see most people happy with the outcome of their sale.”
