JANUARY has continued on from where December left off at the top of Tasmania’s property market.

Per realestate.com.au there were 32 homes sold — in the first month of the year — in excess of $1 million.

And they came from all over the state.

There were million dollar sales in east coast destinations like Binalong Bay and Chain of Lagoons and in the north in Bridport.

While most of the sales were in the greater Hobart region, the north pulled its weight with Trevallyn, Latrobe and Newstead recording sales at this level.

Newstead in particular was one of the most active suburbs with three $1 million-plus sales. Interestingly, the latest realestate.com.au data puts Newstead’s median house price at less than half a million ($460,000 across 98 sales in the past 12 months).

As is typical, Sandy Bay recorded the most sales with four, closely followed by neighbouring prestige suburb Battery Point.

One of the Battery Point homes could be described as among the finest in the state, and while the sale price is currently undisclosed, it would be fair to expect it to be among the best Tassie sales on record.

On the eastern side of the Derwent River, Howrah recorded two $1m sales and its neighbour Bellerive added another.

There were five in the Hobart, South Hobart, North Hobart and West Hobart neighbourhood.

One of the sales, in Tinderbox, is home to a fantastic family abode and one of Tassie’s most highly regarded accommodation businesses — it is awe inspiring.

In a curious quirk — and granted, most of the sale prices remain undisclosed — there were five homes sold for the exact same price: $1.15 million.

In Real Estate Institute of Tasmania data released in January, it was revealed that more Tasmanian homes had been sold for $1 million or more in 2020 than any other year.

At 256 sales, 2020 was also the first time the market had pushed above the 200 mark; the previous benchmark was set in 2018 at 181.

Most of the 2020 $1 million-plus sales were made in the second half of the year.

Per the REIT, there were 55 sales at this level from January to March and 108 between January and June.

Take a Tardis back to 2000 and you would find just three $1 million-plus sales for the year across the whole state, four in 2001 and nine in 2002.
