A serendipitous property swap has resulted in the creation of a luxurious coastal home, with the newly finished Palm Beach pad set to go to auction on June 21.

For owner Tyler Ovington, the 736sq m block was once the site of his family home, which he acquired in a property swap with his parents about eight years ago.

“It was a lowset 1970s brick house which I’d lived in since I was eight, but I’d bought a place at Elanora, and there was more room for mum and dad there, so we did a house swap,” Mr Ovington said.

“Then in November 2022 an idea came to mind to really capitalise on the site and its potential.”

Having worked as a project manager with HNKN, Mr Ovington called in the renowned building company to construct a contemporary coastal home that would stand the test of time.

“I wanted it to be a home that suited families, with durability and good looks that is luxurious but not precious,” he said.

“So, I decided to go with concrete construction to set it apart from other projects in the area while giving it an industrial and coastal feel with a splash of Palm Springs.”

Located within walking distance of both Palm Beach and Tallebudgera Creek, the home boasts curves, large banks of glass, and a white and timber exterior framed by the greenery of hanging gardens.

With multiple interior living zones and exterior entertaining areas, its layout is designed to be functional and family friendly.

Downstairs offers a self-contained guest suite, study, and an open plan kitchen, dining and lounge area that leads out to both an alfresco entertaining terrace and the pool area.

“The feedback that we’re getting at open homes is that people love the second living area,” Mr Ovington said.

“As soon as you open those doors it has this seamless and connected feel, but it can also be closed also has private elements to it.”

“It’s a beautiful area to live in, and I think it’s only going to become more sought-after in the next five to 10 years,” Mr Ovington said.

“You have access to the beach, restaurants and Tallebudgera Creek, which is magnificent this time of year, and it’s also a great area for walks, particularly at Burleigh Hill.

Mr Ovington said the property’s design and concrete construction ensured it would stand the test of time.

“I was a little tempted to live in it myself, but I have my sights set on other projects,” he said.

“It’s amazing to think it might be here longer than I am, especially since I’ve lived in this area so long.”

James Roberts and Troy Dowker of Kollosche – Broadbeach are taking the property to auction on June 21.
