Brendon Goddard’s former Brighton East home took a few extra weeks to sell after it went under the hammer, but scored an extra $200,000 after the delay.


Former Essendon Football Club captain Brendon Goddard has sold his $2.2m Brighton East home two weeks after an auction stalled and it was rushed behind closed doors.

The late result has helped boost sales numbers in the lead up to Monday’s King’s Birthday public holiday, and on this week’s auction front PropTrack figures show there was a 62.7 per cent clearance rate from 332 results reported yesterday.

Goddard and wife Rosie had spent two weeks trying to finalise the disposal of their Plunket St home after it passed in at $2m on May 18, with an offer made about a week ago becoming unconditional late this week.

The ex-Bombers defender has since returned to the Saints where his AFL career started and now works as a development coach.

Industry sources have indicated the delay added $200,000 to the best offer under the hammer.

Buxton director Chris Hassall yesterday confirmed a sale had been finalised with a deal struck late in May now unconditional, and while he would not confirm a sale price acknowledged it was above where it had landed on auction day.

The well-appointed Brighton East address has a light and bright aesthetic.

“They backed themselves and it worked out,” Mr Hassall said.

“Brendan is rapt and looking forward to the next move.”

The agent added that two new buyers had emerged for the home after the auction, with one of them making the purchase rather than the two that had traded offers under the hammer.

Mr Hassall said this wasn’t uncommon for vendors whose home passed in at the moment, with a “two week window” still delivering results for many.

Yesterday, the King’s Birthday long weekend did little to dampen buyer appetites with a Derrimut house sold above expectations to become the suburb’s third priciest home ever sold and the exxiest this year.

The home’s stylishly appointed interiors wowed buyers in the lead up to the auction.


Ray White’s Leigh Grixti handled the sale of 112 Windsor Blvd which had been listed with $1.05m-$1.115m hopes, but soared to a $1.23m sale.

“The buyers were a beautiful, local family, buying it for an upsize,” Mr Grixti said.

“They are incredibly happy, it’s their dream home.”

He added that while there had only been five bidders as the home went under the hammer, there had been nine registered to have a go — with a handful outbid before they got a chance to make an offer.
