11 Byron Street, Canterbury - for herald sun real estate

11 Byron St, Canterbury, will be auctioned later this month.

A Canterbury house featuring a “showstopper” living area, pool and wine display room is ready to welcome a new family.

Kay & Burton Boroondara’s Sam Wilkinson says the 11 Byron St abode’s owners have lived at the property with their children since 2019, after purchasing it from the builder.

“It is a beautiful family home with quite abundant accommodation,” Mr Wilkinson says.

The living and dining area’s high ceilings and floor-to-ceiling windows have particularly impressed buyers during inspections.

“You can tell people are really blown away by that, it’s a real showstopper,” Mr Wilkinson says.

Stacker doors open to the landscaped rear garden, a heated swimming pool and the undercover terrace’s barbecue kitchen.

“It’s a great house for entertaining, particularly the undercover alfresco area,” Mr Wilkinson adds.

The kitchen is equipped with Miele appliances, an induction cooktop, double ovens, steamer, microwave, fridge and freezer and dishwasher among them.

Home chefs will delight in the stone-topped breakfast island bench and a butler’s pantry incorporating a gas cooktop and dishwasher.

Handily, the wine display room can be accessed from a storeroom connected to the butler’s pantry.

The built-in-barbecue is perfect for summer days with family and friends.

Above the separate triple-garage is an airconditioned studio and home office, offering an ensuite and views of the adjoining Riversdale Park, which adds flexibility for multi-generational living.

“It definitely suits a mature family or in this post-Covid generation, it could be a great work from home space as well,” Mr Wilkinson says.

In the main house, the ground floor has two bedrooms including the main containing a box bay window, walk-in wardrobe and luxurious dual-vanity ensuite with a freestanding bath.

The wine display room can also be used to showcase furniture or other items.

Three other bedrooms have walk-in wardrobes and two share a spacious ensuite.

A study fitted with desks, drawers and cupboards provides another work from home space, while the upstairs rumpus room has a glass dividing wall looking into the main living room.

Other highlights include a laundry, gas fireplaces, polished oak floorboards and plantation shutters.

Life is made easy thanks to home automation covering the lights, remote and keyless entry, a remote-operated, keyless garage door and an intercom, coupled with a smart MyAir heating and cooling system.

The house is close to cafes, shops, parks and public transport, along with schools including Canterbury Primary School, Siena College and Strathcona Girls Grammar School.

It will be auctioned on June 15 with a $3.8m-$4.1m price guide.
