Yet the four-bedroom home at 62 Kittelty Rd, Mypolonga has failed to attract any serious buyer interest after more than 80 days on market, prompting a massive $850,000 price slash to finally help sell the deal.
With a revised price guide of $2.65m – down from $3.5m – selling agent Michael Cox of Raine and Horne Real Estate said he hoped to renew buyer interest in the property.

“While exposure for the property has been good across various platforms, the reality is that we’ve had limited interest due to the original price point,” he said.
“So we’ve decided to revise the pricing to help peak buyer interest again, especially among those people who are interested but weren’t able to afford it.
“Interest so far has come from various sports people who have the money to head down that path but also from business people looking at it from a retreat perspective and some interest from locals.”
Mr Cox said the property’s location may have contributed to a lack of buyer interest.
Mypolonga is located just a short 15 minute drive from Murray Bridge, 40 minutes from Mount Barker and just over an hour from Adelaide CBD.
“There’s a real stigma across our region when it comes to travel involved but really, it’s about as far as Aldinga Beach is from Adelaide and people are happy to travel that distance,” Mr Cox said.
“I also think that, while a lot of people know of Murray Bridge, they may not have heard of Mypolonga.
“But it’s actually a really sought after area with a fantastic school and community, so hopefully the revised price will help us get more buyers to consider moving here.”
Mr Cox said the 12.14ha property was built in 2006 with the vendor’s passion for sport in mind, namely basketball, tennis, and cricket.
“It’s a family home, so the vendors have children that have been involved in sport at a fairly reasonable level so it was certainly built and developed with that in mind.” he said.
“The home was originally built in 2006 and the tennis court and cricket pitch was added in 2008 and the stadium in 2015.
“So it was developed in stages as an ongoing project … and as a result there’s really nothing like it on the market, certainly not that I’m aware of.
“It’s the ultimate sport lovers’ dream.”
