A brand new Mornington Peninsula showpiece is set to smash Dromana’s house price record with hopes of a $4.75m-$5.225m sale.
Named Miramare, the four-bedroom house at 4 St Marys Place is poised to eclipse the suburb’s $4.6m benchmark paid for 8 Hearn St in 2022.
While a handful of other Dromana residential properties have attracted prices of up to $10m, these have all been set on land holdings of 10ha or more, according to CoreLogic.

With a name based on the Spanish and Portuguese “miramar” which means “look to the sea”,
Miramare is set on a 740sq m block while the Hearn St abode is set on 892qm.
Barry Plant Dromana general manager Stuart Rooke says Miramare’s uninterrupted views from Port Phillip Bay to Melbourne are absolutely breathtaking.
“There’s nothing else like it on the market,” he says.
“It’s the best home ever built in Dromana.”
Mr Rooke says the house has attracted steady interest since it hit the market, particularly from inner-city families wanting a coastal lifestyle, within easy reach of schools, shops and the freeway.
Making a showstopping statement in an exclusive enclave, Miramare has impressed buyers with its contemporary design and stylish decor.
Awash with light, the opulent interior showcases soaring 3.8m-high ceilings, engineered timber floors and state-of-the-art tech integration including Daikin reverse-cycle heating and cooling, zoned speakers, security camera, automated garden irrigation, a home automation system and a four-car basement with in-built carbon monoxide sensors and two internal storage rooms.
“It has been so thoughtfully designed and fitted with meticulous attention to detail,” Mr Rooke says.
“The minute you step inside, you feel right at home.”
Outstanding outdoor features are the split-level outdoor area where the decking is made out of reclaimed timber sourced from the Mornington Pier, a kitchen with a built-in barbecue, fire pit with concrete seating and an automated self-cleaning pool and spa.
The multiple living areas and four ensuites have also appealed to buyers, Mr Rooke says.
