Thinking about getting a puppy? How about 84?!

Cute Country Cavoodles – SA’s largest breeding facility – has been put on the market at Langhorne Creek, with the sale including not only bricks and mortar but close to four dozen loveable dogs.

Listed for sale with a price guide of $1.5m, selling agent Sylvia Jemson-Ledger of Elders Real Estate Strathalbyn said the property at 882 Milang Rd offered buyers the ultimate chance to work from home.

“The vendors have been there for eight years but, with their family all being in Queensland, they have now decided to move on and let someone else continue what they’ve started,” Ms Jemson-Ledger said.

“So whoever wants to buy the property has to be someone who wants to continue the business … as they currently have a waiting list of 210 people and sell puppies all-year-round.

“This means, 36 breeding dogs will come with the property, ranging from six months to three-and-a-half years old … but the property has the capacity and council approval for 84 dogs.

“The business also has two full-time staff on the books that do the grooming and feeding, so whoever takes over will have plenty of support to hit the ground running.”

“All the council approvals are in place, so there’s real diversity here and different income streams, which also includes being able to offer stabling for horses.”

Ms Jemson-Ledger said the listing was already getting the lick of approval from dog-mad buyers with interest fielded from both locals and interstate.

“A lot of dog breeders from interstate are wanting to come over here as … to get an 84 dog breed licence from the council and the way they had to set up the property to get it, it wasn’t easy and you really have to play by the rules,” she said.

“Cute Country Cavoodles is now the largest, fully licenced, breeding and kennelling facility registered through the SA Government … and when you’re there, you can see it’s clean, it has good filtration and the dogs have their own little log cabins with airconditioning.

“It’s nice to see that there’s real animal lovers out there and that it’s not just about making money from dogs but making sure that they go to good homes and are looked after.”
