It’s grand, it’s bold and located in a sought-after neighbourhood.
But it was a surprise feature hidden in the cellar that had 23 registered bidders vying for Mawson Lakes home at auction.
The five-bedroom residence at 35 The Walk sold under the hammer for $2.3m over the weekend – $200,000 above reserve, setting a new residential sales record for the popular northern suburb.
Selling agent Justin Irving of Ray White Salisbury said the auction attracted a strong crowd of at least 150 spectators.
“It was raining, so the size of the crowd was incredible considering the weather,” he said.
“Of the 23 registered bidders, seven were active and it ended up selling to a local family from Elizabeth.
“It was a really good campaign and we had around 120 groups through the home and another 60 to 80 on Saturday before the auction.
“A lot of people just wanted to have a look inside.”

Mr Irving said the 2008-built home, which features five bedrooms and three-bathrooms, proved particularly popular with families.
He said many were drawn to the home for its grand proportions but quickly found themselves mesmerised by a surprise feature in the basement.
“The basement features a luxurious cinema room complete with surround sound, a projector, plush recliner chairs, and a dvd display room, ensuring ultimate entertainment and relaxation,” he said.
“It was a bid of a hidden surprise.
“The home was built by a high-end builder who designed it for himself to live in, so that’s why it comes with so many high end finishes.”
Ray White South Australia chief auctioneer John Morris said it had been a record breaking August for the team.
“We often hear agents talking about spring selling season or super Saturday or other peak times when you should sell your homes,” he said.
“Currently in South Australia we are technically off-peak, but we are definitely on-point when it comes to auction metrics.
“Our preliminary clearance rate for the week as we enter the weekend currently sits at 89.5 per cent, with an average of 7.3 registered bidders.
“While we sit just under 40 per cent of auctions waving the yellow flag, we are having a record breaking August with 311 auctions scheduled so far.”
