When the prestigious Kilcreggan came to market earlier this year agents struggled to put a price on it saying it had no comparable sales to base a figure on.

The grand Federation property in Parrawi Rd didn’t sell and is now with another agent and it has the very real guide of $13.5m.

Agent Michael Coombs, of Atlas Lower North Shore, said the stately property on a vast 2000sqm double block was in a world-class harbourside pocket and a walk to Chinaman’s and Balmoral beaches.

The estate consists of a romantic merchant’s house with twin turrets, a championship-sized tennis court, saltwater swimming pool and harbour views.

There’s the potential to sell off the tennis court for about $4m, if desired.


Fellow agent Priscilla Ouvrier said being a double block there was potential to carve off and sell the tennis court, for about $4m, and that still leaves the buyer with a beautiful big Federation house with cracker views to Clontarf and the heads.

Liz and David Adams bought Kilcreggan in 1986 for $580,000 and were only the fifth owners of the period property that dates to 1898.

David is a senior banker at Macquarie Bank responsible for kickstarting the bank’s funds management business.

Originally the house was built as the marital home of Scottish shipping William Fell and his bride Emma.

The house has five bedrooms, four bathrooms, multiple formal and informal living and dining areas, deep traditional verandahs and carefully preserved heritage features such as high ornate ceilings, hardwood floors, window seats and leadlight windows.
