One of Mosman’s coveted “merchant mansions”, complete with stately grounds and a full tennis court, has come to market for the first time in close to 30 years.
These original trophy homes have left their indelible mark on the coveted suburb and the residences built by William Smith and Sydney Cabban are among the most treasured.
The duo, known simply as Smith and Cabban, arrived in Mosman after securing the contract to build the local public school and went on to build a collection of Federation estates which remain tightly held today.
Buena Vista Ave in the prized Clifton Gardens corner of Mosman is home to a handful of these iconic homes and Richard Simeon of Simeon Partners has just listed No.4 with a price guide of $27m.

“Down this end of Buena Vista there are just three grand merchant tennis court estates. These are incredible landmarks in a peaceful cul-de-sac with harbour views across to Rose Bay. It’s a real trophy home,” Simeon explains.
Title records show Alan and Evelyn Draper bought the 1897 home in 1996 for $2.4m, then a local record.
“After you’ve raised a family in a place like this, entertained the grandkids as well, that’s three generations who’ve celebrated the property,” Simeon says.
“It’s more than just a house, it’s a whole lifestyle.”

The just-listed Queen Anne six-bedroom home stands proud on a grand 1891sq m block with a 30m frontage, meticulously landscaped gardens, a championship-sized tennis court and swimming pool.
Beyond the heritage facade with traditional verandas and sandstone flagging, it has a huge 425sq m of living space over two levels.
Entirely updated throughout, there are still plenty of hallmarks paying homage to a bygone era including leadlight windows, high moulded ceilings, grand archways and original kauri timber floorboards.
