This Bradley’s Head Rd, Mosman, home has sold for about $40m.


The record-breaking $40m sale of the Mosman home of the Sydney Swan’s chairman Andrew Pridham could be first of several sales in the suburb this spring.

Michael Coombs of Atlas confirmed he sold the Bradley Head Road estate off-market yesterday when contacted and, while unable to reveal details on that transaction, said there were sales pending “north of $40m” in the exclusive suburb.

“This is just the start, there are likely to be a number of sales higher than this over spring,” Coombs said.

“There’ve been four sales between $20m and $30m, one sale over $30m and now this one.”

The $40m sale of the grand merchant mansion known as Kia Lama beats the previous record of $33m for a knockdown rebuild on the Balmoral slopes two years ago.

Pridham, who is also an investment banker, bought the home on a 2600sqm block, with tennis court, pool, gym and views to the city, for $6.05m more than two decades ago and did a major reno.

It’s understood there’s an extended settlement on the sale, giving him sufficient time to finish his rebuild of the harbourside mansion Hopetoun in Hopetoun Ave.

That was bought for $25m in 2018, breaking records at the time.
