You know how some people buy properties fully furnished, allowing them to simply walk in and make themselves at home from the get go?

Well, this 33.5ha Inglewood property gives you the opportunity to do just that, but instead of furniture, you can potentially get 50 alpacas and 80 sheep.

This charming property at 1927d North East Road, Inglewood is the site of Stansbury Alpacas, with owner Steve Marshall saying the business and stock are also up for grabs, should the buyer want to take them on.

“Everything is negotiable,” he says.

Mr Marshall bought the property with his wife Joanne in 2006, seeking to relocate their successful breeding business from the Yorke Peninsula to the greener Adelaide Hills.

“We had 180 alpacas we bought over from the Yorke Peninsula and we were attracted by the fact it had a 5 gigalitre dam and water all across the property, so we’ve got water troughs, sprinklers and taps from the front fence to the back fence that is nearly a kilometre, and it’s all gravity fed – all that free water, it’s fantastic,” he said.

“The Stansbury Alpacas name is known worldwide.

“We’ve scaled back the business a bit in recent years but we were in the top six in the state.”

Mr Marshall said his stud had become successful for its linebreeding program – where you reduce the variety of genes to increase an alpaca’s prepotency to produce consistent quality offspring – which had made his stock sought the world over and earned him regular speaking engagements in overseas conferences as well as being published internationally.

There’s a huge demand for his alpacas – or your alpacas, should you look to take them on.

“We’ve got about 50 alpacas, 80 sheep and five horses here now,” he says.

“In August we sent 26 alpacas to China, and we’ve sold to people who have exported them to the UK, Canada and Sweden – there’s probably about 20 countries they go to.

This is nothing on the number of alpacas you could actually keep on the property.


“They use them for breeding because the Australian genetics are highly sought after because they’ve been recognised as the best in the world.”

As well as being picturesque, with its rolling hills and lush pastures, Mr Marshall says the property could turn a tidy profit for its new owners.

“There’s an export industry that basically represents an instant income,” he said.

“35 of them are pregnant and due to drop between January and April, so even though there are 50 there now, if someone bought them there’d be 80-something by April next year.

“If you wanted to just run alpacas you could run 250 here, but some people would run 400-500 on a property this size if they did a lot of handfeeding and buy hay in.

Outside this, there’s also the prospect of running the property as an equestrian training facility – with the home complete with an Olympic-sized arena and raised viewing pavilion – or a stunning wedding venue.

“One of my children used to teach horseriding lessons there while he was going through uni,” Mr Marshall says.

“We’ve hosted six weddings here over the years and we get asked about it reasonably often because it’s a picturesque property, but we haven’t gone down that road.

“A wedding company approached us a few years ago about using it for garden weddings because they needed a second property because they were booking too many weddings, so that’s certainly an option if buyers were interested.

“You could also run a horse agistment business here. We often get inquiries about agistment.”

But for those simply looking for a Hills escape and a place to live a quiet, relaxed lifestyle, the property can be bought as just the house and land, with the four-bedroom home – complete with a rumpus room, a pool and ample shedding – much loved by the family.

“It’s a wonderful place to live, and from here we can’t see another neighbour, despite us being just a short drive from everything we need,” Mr Marshall says.

“We’ve loved our time here and want to sell it while it’s in fantastic condition – plus we’re getting older and we really want to focus on our family.

“We’ve got four kids of our own, have adopted two more and have recently adopted another one, and basically the alpacas have taken a back seat to our family now.”
