Victorian homebuyers were spoiled for choice this weekend with the greatest amount of auctions scheduled since March.

1182 homes in Melbourne were set to go under the hammer — up 24 per cent compared to this time last year — and 36 in regional Victoria, according to PropTrack.

But Ray White chief auctioneer Jeremy Tyrrell said it was a challenging time for sellers with so much stock available and prospective buyers being conservative with their bidding.

He said vendors should be ready to compromise on their initial expectations if they wanted to sell their properties at the moment.

Mr Tyrrell forecast that the lead up to Christmas would be busy, with a steady increase of homes coming onto the market.

Morrell and Koren buyer’s advocate Matthew Cleverdon said homes were selling, although buyers appeared to be cautious.

“Due to this behaviour, sales are patchy but A-grade homes will always command good bidding in all market conditions,” Mr Koren said.

“Some buyers are keeping their cheque books closed in the hope of potentially better quality stock post-AFL grand final.”

PropTrack research revealed the preliminary clearance rate was 64.1 per cent from 541 reported results.
