McGrath, Armstrong Creek agent Sam Parsons said the six-month old house was packed with all the optional extras, which along with a premium creekside location was bound to draw a crowd.

The $1.18m sale price is the most expensive for a house in Armstrong Creek in two years.

“We had 13 groups through and three offers and it sold at the very first open home, after nine hours of negotiating over that night,” he said.

“They’re the ones setting themselves apart from the competition because these homes are few and far between.
