A St Peters home has gifted its owner a 33 per cent profit in just three years – and they never even had to lift a finger.

The two-storey home at 31A River St recently sold for $2.785m – $685,000 more than what the vendors bought it for in 2021.

Selling agent Brandon Pilgrim of Ray White Burnside said the result highlighted buyers continuous appetite for luxurious homes, pushing prices to new peaks across Adelaide.

According to PropTrack, house prices in St Peters rose by 36.1 per cent over the past three years, while greater Adelaide’s rose by 47.2 per cent.

“I guess we were somewhat surprised (by the result) as the house hasn’t been renovated or changed at all in that time,” Mr Pilgrim said.

“It just shows the growth in the market in Adelaide over those few years.

“Some stories indicate that the higher end market isn’t doing that great but I think this is a good case that it is moving in the same direction as the lower range market.”

Mr Pilgrim said the home’s location – it comes with unrivalled access to the River Torrens and Linear Park – proved a key selling point for families.

It also has five bedrooms and three bathrooms, an open-plan living, dining and kitchen space, a ground floor study/home office, as well as manicured gardens, established feature trees, and sunbathed lawns for the kids to play.

The home is also zoned for Adelaide Botanic High St Peter’s College.

“We had really good interest and, in the mid-eighties, in terms of groups coming through during the campaign,” Mr Pilgrim said.

“In the end, we had three or four different people who were putting in offers through in the end, so it really was an interesting sale.

“Being a hammerhead block, achieving that sort of money is really impressive.

“The location of the home and it sitting along Linear Park, that was something that pulled the buyers into the direction of making an offer.”

Mr Pilgrim said the vendors were pleased with the result but had never intended to sell the home so quickly.

“They are relocating, that’s the reason they decided to sell but yes, they were very happy with the result.”
