A sprawling Mornington Peninsula winery featuring rooms devoted to karaoke, tea and teppanyaki hits the right notes as both a spectacular retreat and entertainer’s paradise.
Formerly the Jimjoca Stonier Vineyard and now named Joyous Winery, the 65.15ha property is for sale with a $16.5m-$18m price range.
Peninsula Sotheby’s International Realty managing director Rob Curtain says the China-based owner of 20 Stanleys Rd, Merricks North, uses the house atop Vaughans Hill as a holiday home and to host family and friends.

The owner keeps golf buggies to ferry guests between the north-facing poolside entertainment zone, putting green, tennis court, seven paddocks with lakes and the 9.71ha of established Pinot and Chardonnay vineyards.
Winemaker Paul Scorpo, from Merricks North winery Scorpo Wines, oversees the vineyards as a working winery.
Visitors are welcomed by five sets of gates with statues — including lions, a tiger and monkeys lining the driveway — and a spectacular underground water feature pops up in front of the home.
Curtain likened the aquatic display to the “dancing” light-up fountains which formerly took centre stage in Crown Casino’s atrium.
“You push a button and it comes out of the ground,” Curtain says.
The house itself is impressive from its rammed earth walls to the Italian marble, mosaic tiling, a self-contained guest suite and views to Western Port.
“For some of the mosaic flooring and the beautiful patterns, they (the owners) spent a fortune,” Curtain says.
A Tundra marble-fitted kitchen is equipped with Miele appliances while the dining area has a high vaulted ceiling, and the sitting room boasts a gas fireplace and chandelier.
Curtain says the stone artwork on the wall above the fireplace, including trees, represents Merricks North’s natural beauty and lifestyle.
The teppanyaki room contains a commercial-sized teppanyaki plate for mealtimes while the post-dinner fun continues in the karaoke room.
“Even better, when you’re not drinking and singing, there’s a tea room and you can detox with teas from all over the world,” Curtain says.
For wine lovers, the large underground cellar is capable of holding thousands of bottles.
“It’s got a glass door in the floor that lights up and you can see all the bottles below,” Curtain says.
And the best part is the underground cellar is accessed via a trapdoor that is operated by a hydraulic system.
“It lifts up and you can walk down the stairs,” Curtain says.
Four of the house’s bedrooms are accompanied by renovated ensuite bathrooms and the main bedroom has a sun-drenched deck and spa ensuite.
Curtain says the winery’s owners are open to including the golf buggies and furniture, which includes dining room chairs handcrafted by car manufacturer Bentley, as part of the sale if a buyer is interested.
He says the winery has attracted interest from overseas buyers, with the first inquiry he received from Indonesia.
