A one-bedroom ”bachelor’s pad” has sold for a whopping $11m, believed to be a national record.
The sale of the 115 sqm space equates to $83,000 per square metre, all thanks to its north-facing position overlooking Australia’s most famous beach.
“Surely, that’s an Australian record for a one-bedder!” says the proud-as-punch sales agent, Alexander Phillips of PPD, who did the deal alongside colleague Vince Licata.

The vendor, Darrell Grundy who is the director and acquisition leader of Apex Digital Billboards, had bought what was then a two-bedroom unit at 1/8-10 Notts Ave, Bondi Beach for $10m two years ago from former hedge fund operative Spencer Young.
Grundy must have spent at least $1m on creating the ultimate one-bedroom bachelor pad, or, as the realestate.com.au ad states, a “luxuriously oversized entertainer”.
What was the second bedroom is now a dedicated dining room; the “sanctuary like” bedroom has a curved glass, see through wall to capture the ocean view; there’s ambient lighting; ducted air; Bang & Olufsen speakers; a rainfall shower, custom-built tub and double vanity in the luxurious bathroom; a sauna; beach shower and level lift access down to Icebergs and the coastal walk.

There’d initially been much higher hopes, with the apartment being listed for auction way back in January with a $14.5m price guide with another agent.
Phillips is tight-lipped on the purchaser’s identity, saying only that it was a family from interstate who wanted a Sydney bolthole.
And what a place to crash, with the lavish finishes of the expensive reno, in the words of the ad, creating “a dream ambience and a soul-soothing oasis of calm with an incredible 10m frontage to the captivating vista” and “a north-facing terrace that seemingly floats above the ocean”.

It might only have one bedroom, but at least there are two car spots — that in itself is worth a fortune in Bondi.
The apartment is one of just three in the complex. Spencer Young, who is a polo enthusiast, also owned the penthouse in the block, having bought it for a then suburb record of $9m in 2006. He sold that in December 2022 for $24m to Multiplex heir Andrew Roberts.
