Australia’s most famous buyer’s agent picked up a “massive” Paddington home for 25 per cent less than what the vendor wanted two years ago.

Cohen Handler founder and Luxe Listings Sydney star Simon Cohen nabbed the grand 16m wide double-fronted residence Brompton at 238-240 Glenmore Rd for about $12.5m, sources advise.

The price is within the vicinity of the $14m quoted by its most recent sales agent, Maclay Longhurst of Sotheby’s in April, but more than 25 per cent below the $16.8m its vendor, Jacqueline Bailey, had wanted when it first hit the market in late 2022.

Bailey, and daughter Lilly Van Lent, thought they’d had it sold, with the circa 1880 five-bedroom, five-bathroom home with pool on a 404sqm block exchanging for $14m last June and international art adviser Richard Thompson appearing on a caveat on the title as the “purchaser” until recently.

But the deal fell through.

Cohen, whose Potts Point apartment is up for sale, isn’t commenting about his purchase, though he’s said to be chuffed and planning a major reno.

The restoration of Brompton had been a “labour of love” over five years for the mother-daughter team, but like most purchasers Cohen wants to put his own stamp on it.

The sale capped off a bumper three weeks for Longhurst, who’s achieved more than $130m worth of sales.

There’s plenty of room for the house-warming party!


It won’t take long for Cohen to do his morning laps.


The biggest of these was a six-bedroom designer residence at 2D Greenoaks Ave, Darling Point, rebuilt by former Coca-Cola exec Peter Brooks, that sold for $20m to barrister John Hyde Page on August 31.

Also of note was 56-58 Caledonia St, Paddington — owned by tax lawyer David Bloom and his wife, Leonie — which sold for more than $9m pre-auction; 25 Jersey Rd, Woollahra for $8.75m; 142 Windsor St, Paddington for $7.2m; 95 Cook Rd, Centennial Park for $7.2m (sold off-market in a week); 265 Oxford St, Paddington for $6.4m and 4 Walker Ave, Edgecliff for $5m.

Several of these homes had been listed previously with other agents for months, who had failed to achieve a sale. That emphasises the importance of getting the price guide right from the start.
