Owning a beach house where you can saunter down to the water's edge is every Australian homeowner's dream, but the opportunity to find an affordable home in a coastal paradise is rare.

That is set to change with a new subdivision hitting the New South Wales Coast market.

In a rare move, a massive farm property on Blueys Beach, just three hours from the bustling city of Sydney, a 90-minute drive from Newcastle, and a mere 20km from Forster, has been approved for development.

This is a once-in-a-lifetime chance for buyers to snap up a coastal block of this standard.

This offers buyers a chance to snap up generous beachside lots in an untouched natural setting with spectacular ocean views, and it won't cost an arm and a leg.

Blueys Beach on the radar

Despite its amazing features, many Australians have never heard of Blueys Beach.

Historically, it was a small coastal farming community, but slowly, word has been getting out about its beauty.

The beach is a 900m stretch of pristine white soft sand framed by two stunning headlands.

Away from the hustle and bustle, it's the kind of place locals stroll down to the beach at sunset to take in the breathtaking views.

The water is beautiful for swimming almost all year round, and surfers can bring their boards to hit the waves further out.

There are also enchanting rock pools to explore, and if you want some variety, Boomerang Beach, Shelly Beach, Elizabeth Beach and Cellito Beach are just nearby, offering a sheltered corner in any condition.

"The natural beauty up there is just breathtaking," shares Ned O’Neil, managing director of Addenbrooke, the Sydney family-run company that recently snapped up one of the last remaining farm properties close to the ocean for development.

"In the mornings, looking out to the ocean, you can see dolphins and whales, and behind you is this huge national park.

It is so pristine and beautiful you just can't help but fall in love with it."

If you're not already sold, the access to amenities will be the clincher, with Blueys Beach Village boasting a supermarket, cafes, shops, and a gourmet pizza shop.

Plus, Forster is just down the road if you need major stores or supermarkets.

The location is perfect for families or those looking for a bit more space and a relaxed lifestyle.

A coastal town on the up

The area has remained relatively untouched for decades; however, Blueys Beach by Addenbrooke is a rare and possible chance to join this small community.

The meticulously planned 70-lot subdivision, which spans almost 35 hectares, includes 64 residential blocks on prime coastal land, as well as a couple of shops and parks.

"It's a beautiful strip of land that stretches from the village centre all the way along to the southern end of the beach and backs onto a national park," explains O'Neil.

"It's truly remarkable that we were able to find something like this in a beautiful coastal town and it is an honour to bring it to market."

The lots are generous, ranging from 537 to 1,022 square meters, giving buyers ample space to build their coastal dream home.

O'Neil says they have worked with local architects and residents to ensure the project complements the area's natural beauty and quiet vibe.

"We are not excavating into the hills; instead, we are using the natural topography to make something special," he says.

"We've got a series of parks scattered throughout and a pedestrian link that connects into all the local bushwalking tracks."

The access to nature is perfect for those that love to spend time outdoors.

Affordable dream homes

Described as Byron Bay 30 years ago, Blueys Beach offers renowned beauty at a fraction of the price.

According to Proptrack data, the median house price in Byron Bay is just over $3 million, and most houses are not located within walking distance of the water.

In comparison, the Blueys Beach development starts at $1.25 million for a generous-sized block, many with ocean views and only steps from the sand.

Even the best blocks, which cater to high-net-worth buyers, are attainable in comparison.

O'Neil adds that the project has been planned to cater to a range of buyers, from young families to professionals and retirees, and seven carefully selected builders have been signed on to accommodate all demographics.

"We have a full suite of building options, so if you want the seaside Hampton's look, we've got it or if you want something coastal contemporary, we have that too," he says.

"We've even got a company that does an amazing interpretation of the Colour Bond shed, which I'm quite taken by. It's just a nice authentic Australian product, which we think will fit right in at Blueys."

He adds that the choice allows individuality but also affordability.

"People in the cities always hear about the exorbitant costs of building houses, yet there are companies out there who can build these really affordable amazing homes," he says.

The subdivision approval has already made headlines, and O'Neil says local agents have already been overwhelmed by the number of enquiries from prospective buyers.
