The value of a lake view underscored strong interest in a central Lara property with a prime front row position that commanded a premium.

A short campaign netted a North Geelong buyer who paid $860,000 for the four-bedroom house in the prized Lakelands precinct.

The sale price landed $11,000 above the $799,000 to $849,000 price guide for 18-20 Rubena Cres.

Location was the key to 18-20 Rubena Cres, Lara, selling above expectation.


Ray White, Lara agent Terry Cleary said the scarcity of such listings spurred early competition.

It was the first time the 621sq m property had been offered in almost 20 years.

“We had a flurry of activity around it when we hit the market,” Mr Cleary said.

“A home like this, they are few and far between and, I guess, it’s location is a pristine, premium location.

“You’ve got views of the Lakelands there, it’s walking distance to the shopping centre and the schools and the like and it was a quality home.”

He said many of Lara’s newer estate, such as Grand Lakes and Coridale included waterways, but the advantage of Rubena Cres was its central “old” Lara location.
